Terms and Conditions
Eligible borrowers under the “Purchase and Refinance” offer will receive a discount of 1.00% off on purchases and 0.50% discount on refinances in respect of Heartwood’s standard interest rate. Purchase and refinance rates can be found on Heartwood’s website. If you have already received a discounted rate, the Heartwood “Purchase and Refinance” Offer will not apply.
Eligibility Criteria
This offer is available to qualified borrowers whose brokers submit a complete mortgage application to Heartwood (which application must include all required supporting documents) within the promotional period.
Applications must meet Heartwood’s standard credit, income, and property eligibility requirements.
Offer applies to residential mortgages in the Province of Ontario and British Columbia.
The total loan amount in respect of the subject mortgage must be $2,000,000 or less.
Offer available on both purchases that close within 45 days and refinances that close within 30 days.
Conditions
Eligible borrowers must cooperate promptly with all information and documentation requests.
All extensions, if any, shall be issued in Heartwood’s sole and unfettered discretion. Delays outside of Heartwood’s reasonable control, including by third parties (e.g., incomplete information, delays by appraisers, lawyers, insurers, or government registration systems) will not be eligible for extensions.
Limitations
Offer valid only for applications received between March 2, 2026, and May 1, 2026.
The minimum interest rate is 5.95%
Offer is non-transferable and may not be combined with any other promotional offers.
Limit: one offer per borrower / transaction.
General
Heartwood reserves the right to modify, suspend, or terminate this offer at any time without notice.
All lending is subject to Heartwood credit approval and underwriting guidelines, as applied in its sole discretion.
These Terms & Conditions are governed by the laws of the Province of Ontario, Province of British Columbia and the federal laws of Canada applicable therein.
